I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

Chuck is amazing! First time meeting him and it felt like you knew him forever! Replied quickly and was able to get me within short notice. Did a septic inspection for me and was very knowledgeable within the field. Would highly recommend him to anyone doing a home/septic inspection.

Chuck was amazing. Meeting him for the first time he demonstrated a great deal of knowledge with home inspections. He explained what he was looking at. What was problematic and of no concern. He took his time and was very thorough. He answered all the questions we had and made us feel comfortable throughout the whole inspection.

As first-time home buyers, we really appreciated how thorough Chuck was with our inspection. He explained everything in detail, answered all of our questions, and made the process easy to understand. He even got us scheduled the very next day after we called. Highly recommend Above Grade Home Inspections!
Why Us
Radon testing can go with your home inspection or stand alone, and the kit or monitor stays in place for a couple of days.

Questions
Yes, radon is common in much of the Hudson Valley. In New York's county test data, basement readings average 5.51 picocuries per liter (pCi/L) in Orange County, 6.79 in Dutchess, and 5.15 in Ulster, all above the EPA's action level of 4 pCi/L. Radon can also enter through water from a private well, so ask the seller whether the well water has been tested for radon.
The test is either a lab kit or a machine that runs continuously, and either way it takes a couple of days. A kit goes to a lab certified by New York State, which analyzes it and reports the result. For a short test of two or three days, EPA says to keep windows and outside doors closed from 12 hours before the test until it ends. The test sits in the lowest lived-in level of the house.
The price depends on the type of test and whether it is added to other inspections. Fixr's January 2025 cost guide puts a professional radon test at $100 to $400 nationally. It can be added to a home inspection or booked on its own, and a well water test can be added the same way. Get a free quote for your home.
No law requires one, but New York's seller disclosure form asks whether a radon test has been done and asks for a copy of the report. The state health department advises anyone buying a home to have it tested. A radon test can be added to an inspection of the house, since New York leaves radon out of the standard inspection.
New York's health department recommends winter, when windows and doors can stay closed for the whole test. It also suggests retesting every five years, or every two years when a radon reduction system is in place, and after major renovations.
