What Our Clients Say About Their Inspections

  • Mirtha Martinez

I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

New Paltz Village Water or a Private Well

Village of New Paltz homes drink filtered water from the New York City Catskill Aqueduct and four village reservoirs. In 2015, residents on Plains Road in the town, outside the village system, worried about their private wells running dry. Ask the seller whether the house is on village water or a well.

Questions

Frequently Asked Questions

A state survey from 2007, now more than ten years old, put 31% of basements in the town above 4 pCi/L, the EPA's action level, against 5% of living areas. Ask the seller whether the basement is used as living space.

The village's 2022 state grant application describes aging sewer mains and sewage overflowing from manholes in storms. Ask the seller whether the house's line to the street has ever backed up.

Town water districts 1, 2, and 3 share one storage tank. In 2016, the town approved a new main from that tank to improve supply and water pressure in those districts. Ask the seller which district the house is in.

The village water met all state standards in 2024. All 20 homes tested came in under the lead action level, and nearly all were far under it. Lead can run higher in a house with older plumbing, so ask the seller how old the pipes are.
