I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

Chuck is amazing! First time meeting him and it felt like you knew him forever! Replied quickly and was able to get me within short notice. Did a septic inspection for me and was very knowledgeable within the field. Would highly recommend him to anyone doing a home/septic inspection.

Chuck was amazing. Meeting him for the first time he demonstrated a great deal of knowledge with home inspections. He explained what he was looking at. What was problematic and of no concern. He took his time and was very thorough. He answered all the questions we had and made us feel comfortable throughout the whole inspection.

As first-time home buyers, we really appreciated how thorough Chuck was with our inspection. He explained everything in detail, answered all of our questions, and made the process easy to understand. He even got us scheduled the very next day after we called. Highly recommend Above Grade Home Inspections!

In the Area
City and Town of Poughkeepsie homes on public water drink treated Hudson River water. In 2025, salty water moving up the Hudson from the ocean reached the plant's intake, and the water broke the state chloride limit from September 5 to October 31. Town tap water then carried up to 271 mg/L of sodium, far above the 20 mg/L New York flags for very low-sodium diets. If anyone at home limits salt, weigh that before you buy.

Questions
Home inspection, septic system inspection, radon testing, well water testing, sewer camera inspection, underground utility locating, termite inspection, and chimney inspection.
City officials count about 6,200 lead service lines, the pipes that carry water into a house, in the city. In October 2024, the city won a $12 million state grant to replace them. Ask the seller whether the house is in line for the grant-funded replacement.
The plant the city and town share adds phosphoric acid at 1.7 mg/L to limit corrosion of customers' lead pipes and fixtures. Ask the seller whether any lead pipe remains inside the house.
Yes, slightly: in a state survey from 2007, more than ten years ago, 47% of Town of Poughkeepsie basements and 41% of City of Poughkeepsie basements tested above 4 pCi/L, the EPA's action level. Ask the seller whether the house already has a radon reduction system.
In the town's August 2023 sampling of 30 homes, lead in 27 of the 30 homes came in at or under 4.2 µg/L, below the 15 µg/L action level. Ask the seller whether the house still has its original plumbing.
