What Our Clients Say About Their Inspections

  • Mirtha Martinez

I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

Who Owns the Sewer Line in New City

In Clarkstown, which includes New City, the town owns the sewer pipe to a house only from the street main to the edge of the right-of-way, the public strip along the road. The pipe from there to the house belongs to the homeowner, who pays to fix it. Any repair on that stretch is the buyer's after closing. Ask the seller about any backups or repairs on the line to the street.

Questions

Frequently Asked Questions

Seven of the eight high-risk flood areas in New York's Hackensack River study are in Clarkstown hamlets: one in West Nyack, two in New City, and four in Nanuet. Find out whether the street sits in one of those high-risk areas before you buy.

During Ida in 2021, the Hackensack River gauge at West Nyack hit 11.5 feet, tying its record from Irene in 2011. Basements across the region flooded. Ask the seller whether water came in during either storm.

Veolia supplies much of Rockland County's tap water, about 70% from wells and 30% from reservoirs. Its New City well (well 24) is rated highly vulnerable to every kind of contamination the state checks for, which is a risk rating, not a test result. Read Veolia's latest report for the Rockland system.

Lake DeForest, the reservoir in Clarkstown, supplies up to about 10 million gallons a day of Veolia's Rockland water. Veolia blends it with water from its wells, so ask the seller whether the house is on Veolia water.
