What Our Clients Say About Their Inspections

  • Mirtha Martinez

I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

What 2007 Radon Tests Found in Marlboro Basements

In a 2007 state survey, now more than ten years old, the Town of Marlborough, which includes the hamlet of Marlboro, had the highest share of basements with high radon in Ulster County. About 41% of homes tested had basement readings above 4 pCi/L, the EPA's action level, against 34% for the county. Neighboring Lloyd came in at 39% and Plattekill at 35%. Ask the seller for basement radon results from the last few years.

Questions

Frequently Asked Questions

A building in the Town of Marlborough's water district must hook up to town water within 90 days of notice once a main runs within 100 feet of the lot. A house on a well near a main can face that hookup cost. Ask the seller whether a hookup notice has come.

Inside a Town of Marlborough sewer area, owners must connect within 180 days of notice. They then have 90 days to pump the old septic tank, take it out of service, and fill it in, or face daily fines. Budget for both jobs if sewer is coming to the street.

A new sewer connection, called a tap, in the Town of Marlborough carries a $250 inspection fee and a $500 road cut fee. Count those costs in if the house still has septic.

Yes, the Highland Water District in the Town of Lloyd drew from the Hudson River and four upland reservoirs, with two Illinois Mountain wells as backup, according to its 2024 report. If the house is in Highland, check which district bills it.
