I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

Chuck is amazing! First time meeting him and it felt like you knew him forever! Replied quickly and was able to get me within short notice. Did a septic inspection for me and was very knowledgeable within the field. Would highly recommend him to anyone doing a home/septic inspection.

Chuck was amazing. Meeting him for the first time he demonstrated a great deal of knowledge with home inspections. He explained what he was looking at. What was problematic and of no concern. He took his time and was very thorough. He answered all the questions we had and made us feel comfortable throughout the whole inspection.

As first-time home buyers, we really appreciated how thorough Chuck was with our inspection. He explained everything in detail, answered all of our questions, and made the process easy to understand. He even got us scheduled the very next day after we called. Highly recommend Above Grade Home Inspections!

In the Area
Nelsonville, the village next to Cold Spring, has no village sewer. Homes there run on their own septic tanks and leaching fields, or on cesspools. A buyer is taking on a private system along with the house. Ask the seller for the system's pumping records before you sign a contract.

Questions
Home inspection, septic system inspection, radon testing, well water testing, sewer camera inspection, underground utility locating, termite inspection, and chimney inspection.
Cold Spring and Nelsonville village pipes reach only about a dozen other homes in the Town of Philipstown, so most Philipstown homes outside the two villages draw water from their own wells. Ask the seller for any past test results on the well.
In 2017, the village reported that its homes and those in Nelsonville get water from two reservoirs off Lake Surprise Road, treated at the Foundry Brook plant. Ask the seller whether the house is on village water or a private well.
The village says brown water usually comes from iron corrosion in its hundred-year-old water mains. Brown water at a showing may come from the main rather than the house. Ask the seller how often brown water shows up at the tap.
The state classes both of the village's reservoir dams as high hazard, a rating based on what lies downstream rather than on the dams' condition. During the repairs, which are set to start by fall 2029, Cold Spring and Nelsonville will be switched to New York City's Catskill Aqueduct water. Ask the seller whether the village has sent any notice about the switch.
