I just had a home inspection with Chuck, and he was great. He was very thorough and explained everything clearly as he went through the house. He answered all my questions, pointed out things I wouldn't have noticed, and even offered to look up additional info afterward. He made the process easy to understand and much less stressful. I'd definitely recommend Chuck to anyone buying a home.

Chuck is great to work with. He's inspected two houses my husband and I have offered on and his report saved us from investing in a home with serious water problems in the basement, and helped us feel reassured about the second home we offered on. He's also taught me a lot, and as a new homeowner, that's especially valuable! Thanks Chuck!

Chuck is amazing! First time meeting him and it felt like you knew him forever! Replied quickly and was able to get me within short notice. Did a septic inspection for me and was very knowledgeable within the field. Would highly recommend him to anyone doing a home/septic inspection.

Chuck was amazing. Meeting him for the first time he demonstrated a great deal of knowledge with home inspections. He explained what he was looking at. What was problematic and of no concern. He took his time and was very thorough. He answered all the questions we had and made us feel comfortable throughout the whole inspection.

As first-time home buyers, we really appreciated how thorough Chuck was with our inspection. He explained everything in detail, answered all of our questions, and made the process easy to understand. He even got us scheduled the very next day after we called. Highly recommend Above Grade Home Inspections!

In the Area
The town runs public water and sewer through named districts: 13 water districts and 8 sewer districts, each tied to an area such as Mahopac, Carmel hamlet, or Lake Secor. Ask the seller which districts, if any, bill the house.

Questions
Home inspection, septic system inspection, radon testing, well water testing, sewer camera inspection, underground utility locating, termite inspection, and chimney inspection.
Often, since the Town of Carmel keeps many houses' septic plans in its Building Department files. Ask the seller for a copy of the plan before the house is inspected.
Homes in the four Mahopac water districts drink treated water from Lake Mahopac. Sodium in their water ran from 78.7 to 85.3 mg/L in 2025, well above the 20 mg/L level New York flags for very low-sodium diets. If anyone at home is on a low-sodium diet, ask the seller whether the tap water is filtered.
New wells and septic systems in the town need a permit taken out by a contractor licensed by Putnam County. Ask the seller for the permit on any well or septic system put in recently.
District 2 serves the hamlet with water bought from New York City's Lake Gleneida. In the lead sampling listed in its 2025 water report, 2 of 20 homes were over the lead limit. Ask the seller whether the tap water in the house has been tested for lead.
